Cancellation Policy
The Beach House, One Roker Terrace
1. Booking Confirmation
A booking is confirmed once payment (full or partial as stated at the time of booking) has been received. By confirming a reservation, guests agree to this cancellation policy.
2. Guest Cancellation Terms

30 days or more before arrival
Full refund minus any non-refundable transaction/processing fees. -
29-14 days before arrival
50% of the total booking cost will be refunded. -
Less than 7 days before arrival
No refund will be issued. -
7–13 days before arrival
At our discretion, partial refunds may be offered depending on the ability to re-let the property. -
No-show
The full booking amount is non-refundable. -
Whole House - Please note we have a 90 day cancellation Policy. No refund will be given to a booking for whole house rental where notice given less than 90 days before arrival. Cancellation outside of 90 days in all cases will be charged at 50%.

All cancellations must be requested via the guest portal or by emailing Info@onerokerterrace.uk.
3. Amendments
Date changes are subject to availability and may incur price differences. Requests must be made in writing.
4. Early Departure
No refunds will be given for unused nights.
5. Cancellation by Us
In rare circumstances where we must cancel (e.g. maintenance, safety, or unforeseen issues), guests will receive a full refund or the option to reschedule.
We are not liable for additional costs such as travel or alternative accommodation.
6. Force Majeure
We are not liable for failure to perform due to events beyond our control, including severe weather, government restrictions, pandemics, or utility failures.
7. Refund Processing
Refunds are issued within 5–10 working days via the original payment method.
8. Travel Insurance
Guests are strongly advised to take out travel insurance.
