Terms & Conditions 

The Beach House, One Roker Terrace
These Terms & Conditions govern all bookings made directly with The Beach House, One Roker Terrace. By making a reservation, you agree to be bound by these terms.
1. Booking & Payment
A booking is confirmed once payment (full or partial as specified at the time of booking) has been received. The person making the booking (“lead guest”) must be at least 18 years of age and accepts responsibility for all guests in the party. (25 years for Whole House Bookings)
2. Cancellation Policy (Room Only)
  • 30 days or more before arrival
  • Full refund minus any non-refundable transaction/processing fees
  • 14–29 days before arrival
    50% refund of total booking cost
  • 7–13 days before arrival
    Partial refunds may be offered at our discretion depending on re-letting
  • Less than 7 days before arrival
    No refund
  • No-show
    No refund
  • Whole House bookings Please note we have a 90 day cancellation Policy. No refund will be given to a booking for whole house rental where notice given less than 90 days before arrival. Cancellation outside of 90 days in all cases will be charged at 50%. 
All cancellations must be requested via the guest portal or by emailing Info@onerokerterrace.uk.
Cancellations are only valid once confirmed in writing by us.
All cancellations are processed manually. We aim to respond within 24 hours, and refunds (where applicable) will be processed within 48 hours, subject to bank processing times.
3. Occupancy & Use of Property
The property is let as a whole house for a maximum of 11 registered guests only. Only those named on the booking may access the property.
  • No additional guests or visitors permitted
  • No parties, events, or gatherings of any kind
  • Hen and stag groups are strictly prohibited
  • We are a Non Smoking property
  • No animals allowed
Any breach will result in immediate termination of the booking without refund.
4. Guest Conduct
Guests must behave responsibly and respect the property and surrounding neighbours:
  • No excessive noise or disturbance, especially after 9:00pm
  • No illegal or anti-social behaviour
  • No pets or animals allowed at any time
Failure to comply may result in immediate eviction without refund.
5. Refusal of Entry
We reserve the right to refuse entry or cancel a booking without refund where:
  • False or misleading booking information has been provided
  • The group does not meet our requirements
  • There is reasonable belief that rules will be breached
6. Damage Deposit & Charges
A security/damage deposit may be required or held against the payment method on file.
The lead guest is responsible for:
  • Damage to the property or contents
  • Missing items
  • Excessive cleaning
  • Waste removal beyond normal use
Costs will be deducted from the deposit or charged to the payment method. Additional charges may be pursued where necessary.
7. Security & Smart Access
External CCTV and/or noise monitoring devices may be in operation in exterior areas only. No devices are installed inside the property.
The property operates a smart lock system. In the event of a serious breach of these terms, we reserve the right to revoke access remotely.
Tampering with security systems will result in immediate termination of the stay without refund.
8. Check-in & Check-out
Check-in and check-out times will be provided prior to arrival. Failure to vacate on time may result in additional charges.
9. Waste & Departure
Guests must ensure all rubbish is bagged and disposed of in the designated bins prior to departure. Additional cleaning charges may apply if this is not adhered to.
10. Liability
To the fullest extent permitted by law, The Beach House is not liable for:
  • Loss, theft, or damage to personal belongings
  • Injury or accidents unless caused by proven negligence
  • Indirect or consequential losses
Nothing in these terms excludes liability where it is unlawful to do so.
11. Cancellation by Us
In rare circumstances where we must cancel a booking (e.g. maintenance, safety, or unforeseen issues), guests will receive a full refund or the option to reschedule.
We are not liable for additional costs such as travel or alternative accommodation.
12. Force Majeure
We are not liable for failure to perform obligations due to events beyond our control, including but not limited to severe weather, government restrictions, pandemics, or utility failures.
13. Privacy
We process personal data in accordance with the UK GDPR and the Data Protection Act 2018. Please refer to our Privacy Policy for full details.
14. Governing Law
These Terms & Conditions are governed by the laws of England and Wales and are subject to the jurisdiction of the English courts.
